Are homes taking longer to sell even while sellers are gaining more power in some areas? The latest housing data shows an interesting shift.
Across the United States, homes are taking longer to sell. On average, time on market has increased about 5 days nationally, and nearly 8 days longer in the western region. In Chandler, Arizona, the average time on market reached about 74–75 days toward the end of 2025.
This tells us that buyers are becoming more selective. However, that does not mean the market is weakening. In fact, local seller conditions are slowly improving in many parts of Arizona.
Looking at the Case-Shiller Home Price Index, most major U.S. cities experienced a 0.16% month-over-month price decline, marking the fourth consecutive monthly drop nationally. But Phoenix stood out, recording a +0.43% monthly price increase, ranking among the strongest-performing housing markets in the country.
Year-over-year prices in Phoenix are still down about 1.54%, but the trend has been improving month by month, suggesting momentum may continue upward in the coming months.
Another key indicator is the Cromford Market Index (CMI), which measures supply and demand conditions in Arizona housing markets.
Above 110 indicates a seller’s market
90–110 indicates a balanced market
Below 90 indicates a buyer’s market
Recently, 16 out of 18 cities in Arizona improved toward stronger seller conditions. Cities such as Gilbert, Peoria, Queen Creek, Phoenix, and Glendale showed some of the strongest increases. Chandler also improved about 8%, remaining one of the strongest housing markets in the region.
Overall, Arizona currently has 10 cities in a seller’s market, while several outer areas remain buyer markets but are gradually moving toward balance.
So what does this mean?
Homes may be taking slightly longer to sell, but demand is still present. Buyers are simply taking more time to evaluate their options and negotiate better deals.
For sellers, success still depends on pricing correctly, preparing the home well, and using an effective marketing strategy.
