Market Update: The Canadian Homeowner Sell-Off Explained
There’s been a lot of talk lately about Canadian homeowners selling off their Arizona properties — and it’s not just talk. This April, we saw a 268% year-over-year spike in listings from Canadian owners.
Let’s break it down:
📈 What’s Happening?
In April 2024, there were only 114 active listings from Canadian owners.
In April 2025, that number jumped to 420 listings — a 268% increase.
That’s a 48% increase just from the previous month, a dramatic rise by any measure.
🏘️ What Types of Homes Are Canadians Selling?
Data shows that:
About 3.5% of all condo/townhome owners in Maricopa County have Canadian tax addresses.
2.4% of mobile home owners are Canadians.
The highest concentration of Canadian-owned single-family homes is actually in Pinal County, where home prices tend to be more affordable.
💸 Why Are Canadians Selling?
While motivations vary, two likely reasons stand out:
The weakening Canadian dollar – Selling now means cashing out in U.S. dollars, which stretches further when converted back to CAD.
Rising costs of maintaining second homes – Many owners may be offloading vacation or investment properties due to inflation and shifting priorities.
🧠 Should You Be Worried?
Despite the surge in listings, Canadian-owned homes make up less than 1% of single-family home ownership in Arizona. So even if every Canadian sold their property, the overall housing market wouldn’t shift much.
This trend is something to keep an eye on, but it’s not a market disruptor — at least not on its own.
