If you've been waiting for the housing market to create a better opportunity for buyers, you've probably heard some encouraging headlines lately. More homeowners are listing their homes. Sellers are lowering their asking prices.And more buyers are becoming concerned about home prices.
So naturally, you might think: "Maybe I should wait a little longer. Chandler home prices should come down too."
But here's the problem. Chandler isn't behaving like the rest of the country. It's not even behaving exactly like the rest of Arizona.
If you're using national housing headlines to decide when to buy your first home in Chandler, you may end up making the wrong decision. This week's market update looks at inventory, buyer sentiment, and asking prices across the United States, Arizona, and Chandler to explain why real estate is always local.
One of the biggest housing stories this year is that more homeowners are finally putting their homes on the market. In June 2026, approximately 463,480 new listings came onto the market nationally.
That's up from 452,414 in June 2025—an increase of about 2.4% year over year and the highest June total since 2022. For several years, homeowners stayed put because they didn't want to give up mortgage rates below 3%.
Today, we're finally seeing more people willing to move. For buyers, that's good news.
More listings mean:
More homes to compare
More neighborhood options
More flexibility
Less pressure to buy the first available house
But there's one important catch. Those additional listings are not appearing equally across the country.
Nationally, new listings increased 2.4%. But when we break the numbers down by region, a completely different picture appears.
Northeast: +12.6%
Midwest: +1.0%
South: +0.4%
West: -0.8%
Arizona is part of the Western region. That means while national headlines say "more homes are hitting the market," the West is actually seeing slightly fewer new listings than one year ago. This is exactly why buyers should always ask one additional question whenever they read a housing headline: "Where?"
Because housing markets behave differently depending on location. Real estate is local.
Arizona inventory today is dramatically higher than it was during the extremely competitive markets of 2021 through 2024. Buyers clearly have more choices today than they did a few years ago.
However, something important has changed. When comparing 2025 and 2026, inventory is tracking remarkably closely. Arizona currently has approximately 27,000 active listings, and inventory is no longer accelerating upward the way many people expected. Instead of an inventory explosion, Arizona appears to be entering a more stable phase.
For buyers, this creates a healthier environment:
More choices
More time to compare homes
Better negotiating opportunities
But it does not mean every seller is desperate. And it definitely does not mean every Arizona city has too much inventory. That's especially true in Chandler.
This is where Chandler separates itself from the broader Arizona market. Around this time last year, Chandler had approximately 620–630 active single-family homes on the market.
Today, that number is closer to 560–570 homes. That's roughly 10% fewer active listings than the same time last year. Now think about that from a buyer's perspective.
You hear:
National inventory is increasing.
Arizona inventory is much higher than during the pandemic.
But when you begin shopping in Chandler...the market still feels competitive. Why? Because buyers are competing for a smaller number of available homes than they were one year ago. This is one of the biggest reasons why Chandler requires a different buying strategy than many other cities across Maricopa County.
According to CNBC survey data, buyer concerns about home prices have increased sharply. The percentage of buyers saying home prices are their biggest concern was:
Q4 2025: 18%
Q1 2026: 9%
Q2 2026: 29%
Nearly 3 out of every 10 buyers now identify home prices as their biggest concern. Those concerns are understandable. Questions like:
Am I buying too high?
Should I wait six more months?
Will prices be lower next year?
are perfectly reasonable. However, worrying about prices is not the same as knowing where prices are headed. And more importantly... There is no single home-price trend that applies equally to every city.
National median listing prices have gradually declined since their peak. June median listing prices:
2022: $449,000
2023: $445,000
2024: $439,900
2025: $440,950
2026: $430,000
That's approximately $19,000 lower than the June 2022 peak. This doesn't automatically mean home values have fallen. It means sellers are becoming more realistic.
Today's buyers care about:
Monthly mortgage payment
Insurance costs
Property taxes
HOA fees
Overall affordability
Listing price is simply the seller's asking price. The actual market value is determined by the price buyers are willing to pay. Lower asking prices do not automatically mean the housing market is crashing. Sometimes they simply reflect more realistic pricing strategies.
Arizona tells a similar story. Average asking price per square foot has pulled back from several recent highs.
Today's average sits in the mid-$330s per square foot. This shows sellers can no longer simply name any price and expect buyers to accept it.
Today's buyers compare homes carefully. If two similar homes differ by $30,000, buyers notice. If one home needs a new roof or HVAC system, buyers include those costs in their offer decisions. This is actually a healthier market because both buyers and sellers must focus on value.
Chandler once again tells a different story. Average asking price per square foot has remained remarkably stable since approximately 2023. Most listings continue to fall within the $300–$310 per square foot range.
Unlike broader Arizona, Chandler sellers have not significantly lowered their asking prices. Why? Because inventory remains relatively tight. With approximately 10% fewer homes available than last year, attractive listings still receive strong attention. When a well-maintained Chandler home is priced just below comparable properties, buyers notice immediately. Some homes still generate multiple offers.
Meanwhile, another home just two streets away may sit on the market for 60 days and become highly negotiable. That's why successful buyers don't use one strategy for every home. They adjust based on:
Pricing
Condition
Days on market
Neighborhood
Current competition
If you're buying your first home—especially if you're self-employed or managing a growing family's budget—trying to perfectly predict the market is usually the wrong goal. Instead, focus on four things you can control:
Don't just look at the purchase price.
Include:
Mortgage
Property taxes
Insurance
HOA dues
Maintenance
Arizona data isn't enough. Phoenix data isn't enough. Even Chandler-wide statistics may not fully describe the neighborhood where you want to buy.
A home that's overpriced and sitting for 60 days deserves one negotiation strategy. A newly listed home priced below comparable sales requires a completely different strategy.
Don't buy simply because you're afraid prices will rise. Don't wait simply because you're afraid prices will fall.
Instead, determine whether the right home, at the right monthly payment, supports your family's long-term goals.
This week's data tells a very different story than many national headlines.
More homeowners are listing their homes nationally.
The Western U.S. is actually seeing fewer new listings.
Arizona inventory has stabilized compared with last year.
Chandler currently has fewer homes available than one year ago.
National and Arizona sellers are adjusting asking prices.
Chandler sellers continue holding prices relatively firm because inventory remains limited.
The opportunity today isn't simply waiting for the entire housing market to become cheaper.
The opportunity is understanding where you have negotiating power, where you don't, and recognizing when a well-priced home becomes available.
That's why there isn't one Arizona housing market. And there certainly isn't one buying strategy that works for every city—or every house.
