Interest Rate Highest In 12 Months | Arizona Market Update 2026

Every week, buyers ask the same question: “Should I keep waiting to buy a home?”

Usually, that question comes after watching a national housing video or reading a headline saying the real estate market is slowing down. But there is one major problem with that approach. A headline can be accurate nationally and still be completely wrong for the neighborhood where you actually want to buy.

This week’s housing data makes that especially clear. Buyer activity is improving nationally. Arizona continues to show consistent housing demand. Chandler remains one of the stronger markets in Maricopa County—but affordability is beginning to influence where some buyers choose to live.

And mortgage rates? They remain extremely difficult to predict. Here is what buyers and sellers need to know this week.


Key Market Highlights

1. Buyer Confidence Is Improving Nationally

One of the best indicators of housing demand is not closed sales—it is pending sales, which represent homes that have already gone under contract.

When comparing 2026 with 2024 and 2025, more buyers are moving forward with purchases this year, even with mortgage rates remaining above 6%.

That suggests buyer confidence is gradually returning. Housing demand does not come only from mortgage rates. Families grow, children start school, people change jobs, renters want stability, and households eventually reach the point where buying makes sense.


2. Arizona Housing Demand Remains Consistent

Arizona has maintained a remarkably consistent level of homes going under contract during the past three years.

There are still seasonal fluctuations, but the overall demand pattern has remained relatively stable. That tells us Arizona is not experiencing disappearing housing demand. People continue relocating to the state, companies continue creating jobs, families continue moving, and retirees continue choosing Arizona. Instead of a dramatic boom-or-bust cycle, the market is behaving in a more balanced way.


Chandler Outperformed Earlier This Year but Has Recently Softened

During the first half of 2026, Chandler recorded stronger contract activity than both 2024 and 2025. More recently, however, buyer activity has softened. That does not necessarily mean buyers no longer want Chandler. A major factor appears to be affordability.

Chandler remains highly desirable because of its schools, employment opportunities, freeway access, established communities, and major employers such as Intel. But those advantages have also pushed home prices higher than many surrounding areas. As a result, some buyers are expanding their search into Mesa, Gilbert, Queen Creek, and other East Valley communities where their budget may stretch further.


Mortgage Rates Remain Difficult to Predict

Earlier in the year, several major organizations expected mortgage rates to remain relatively stable through the rest of 2026. But Freddie Mac recently reported the average 30-year fixed mortgage rate at approximately 6.69%, the highest level seen in roughly the previous 12 months.

That is a good reminder that forecasts are only forecasts. Waiting because you are certain mortgage rates will fall next month can be risky. A better question is: Can the home you need fit comfortably within your family’s monthly budget today?


Chandler Remains One of Maricopa County’s Stronger Markets

The Cromford Market Index shows that the overall Maricopa County market became slightly more favorable to sellers compared with the previous month.

However, much of that improvement came from higher-end markets such as Paradise Valley. Many other cities are still moving in a direction that favors buyers.

Chandler remains one of the stronger markets in the county, ranking fourth with a CMI of 138.4. Even though Chandler softened slightly compared with the prior month, it remains considerably stronger than many surrounding cities.


What This Means for First-Time Buyers

The most important lesson from this week’s market is that there is no single Arizona housing market.

National conditions may be improving while one Arizona city softens. Greater Phoenix may move one way while Chandler behaves differently. And even two Chandler neighborhoods may perform differently depending on price range, inventory, schools, condition, and buyer demand.

For first-time buyers, that means the goal should not be trying to perfectly predict the national housing market. Instead, focus on the specific neighborhoods you are considering.

Look at:

  • Current inventory

  • Recent comparable sales

  • Buyer competition

  • Monthly mortgage payment

  • Seller negotiation opportunities

  • Your family’s long-term needs

If Chandler fits your needs and your payment is comfortable, the local market may offer opportunities that a national headline will never show you.


What This Means for Sellers

Chandler remains one of the stronger housing markets in Maricopa County, but that does not mean every home will automatically sell quickly.

Buyer affordability matters. Some buyers who prefer Chandler may decide to purchase in Mesa, Gilbert, Queen Creek, or another surrounding city if the difference in monthly payment becomes too large.

That means Chandler sellers should pay close attention to:

  • Pricing

  • Competing inventory

  • Home condition

  • Days on market

  • Buyer incentives

  • Neighborhood-specific demand

The stronger the price point, the more important it becomes to understand exactly who your likely buyer is and what alternatives they have nearby.
